Since 1st April 2016, tenants can request their landlord install energy performance improvements on the property they are renting. Although the landlord will not be obliged to pay the cost of installing the energy measure, it will certainly be helpful to know there is funding available to provide free boiler grants. Also, from 1st April 2018, landlords renting out properties in the private sector will be required to to make sure their properties have an Energy Performance Certificate (EPC) rating of at least ‘E’. This will apply to all new lettings and renewals of existing tenancies. Landlords of properties that do not meet the requirement of an E rating will be subject to a penalty of up to £4000.
